The pension is located in the outskirts of Jindřichów Chradce in an area called Czech Canada on a plot of land of 5,342 m2.
The subject of sale is a complex of real estate, furniture and all equipment.
Pension was built in 2007-2008, when a complete reconstruction of the former farm, which was originally built in 1832, was carried out.

All rooms and suites have a private bathroom with shower and toilet, TV, WIFI and furnished with new furniture.
In the pension there is a restaurant with 30 seats, a bar with 20 seats and a partially open terrace of the restaurant overlooking the pool (40 seats), as well as a large hall with 50 seats with a fireplace and audio equipment.
Guests are also offered wellness: massage and beauty salon, sauna and Jacuzzi.
The hotel complex is completely closed, providing guests with maximum privacy on the outdoor terrace with a swimming pool of 10 x 4 m, which has a heat pump for heating water, as well as a large open fireplace and grill.
At the pension there is a children's playground with a sandpit, swings, a trampoline and a grass area for playing ball.
For guests there is a private parking with its own road.
The technical base consists of an equipped kitchen, a boiler room, utility rooms and a basement. All tangible assets such as TV, bedding, towels, utensils, etc. are included in the sale price.
The guesthouse in 2007-2008 and was completely renovated – from new floors and insulation, to a new roof – BRAMAC, including a new load-bearing roof structure. All wooden doors and windows are made to order.
New power grids, water supply and heating were installed throughout the facility. The load-bearing masonry has been partially replaced with new bricks. The floors are ceramic flooring, on top of the wood. Load-bearing brick walls on the ground floor – YTONG, upstairs is drywall.
Heating of the building is carried out by central heating with the help of a solid fuel boiler connected to gasification (providing the minimum cost of expenses) or a gas boiler. The building is connected to the water supply and sewerage.
The cost of energy and heating in full load: electricity 4.000Kč / month, gas 1.500Kč / month + wood coal 1.500Kč / month.
Two-bedroom apartment
A special part of the guesthouse is a separate atypical sunny two-bedroom apartment (brick vaulted ceilings in the living room and original wooden ceilings – Typle) with a separate kitchen. The total area of the apartment: 110 m2.
The apartment has a private entrance, patio, fireplace and private garden. The apartment is fully furnished: Alne kitchen, leather sofa, quality furniture from Germany, etc. Currently, the apartment is used by the owners of the pension, but it can also be used as luxury suites.
Location of mini-hotel (guesthouse)
The guesthouse is located in one of the most attractive locations in southern Bohemia. In the vicinity there are picturesque forests, lakes and meadows.
Near the pension there is a bicycle track, which is included in the network of bicycle routes of Czech Canada, Austria, Jindrichuva Hradec, Třeboň region. The total length is more than 300 km.
The village is home to a horse riding club, which is popular with pension guests.
The distance from the town of Jindrichuv Hradec is only 3 km. The ancient beautiful city has all the modern infrastructure: schools, the University of Economics, hospitals, taxis, cinema, theater, state castle, supermarkets, shopping areas, restaurants, a new indoor swimming pool with SPA, park, tennis courts, hockey, football, athletics. The city is widely known for a large number of historical and cultural attractions and events that take place all year round.
In the nearest resort of Třeboň (about 20 minutes drive), therapeutic mud baths are highly known. The resort specializes in the treatment of the musculoskeletal system (see below).

In Nove Bystrica, about 20 minutes by car, there is the 18-hole Monachus Golf Resort. There are bus and rail connections in the village.
The distance to Prague is 120 km – by car on the new D3 highway no more than 1.5 hours away + good train and bus service.
Český Krumlov and Lipno in 70 km, Český Budějovice Castle and Zoo in 55 km, Vienna 165 km.
The economy of the pension has stable economic indicators and annual profits. In view of this, the servicing bank is ready, if necessary, to provide a loan for the expansion of the hotel's activities.
